Many buyers in the current market are experiencing a lot of competition.

This year has consistently been a very strong seller’s market. Where we are seeing a shift in the market is the above $1 million mark. Yes, many detached homes in places like Falls Church and Vienna sell very quickly if priced below $1.3M but overall, it’s softening and buying a new build home is getting just a little bit easier.

Are you sick of seeing teardowns in Vienna? Interested in a detached home but don’t have the budget for a new construction home?

There have been quite a few great detached homes in the Town of Vienna reduced in price recently. Lots in the Town of Vienna have sold for as much as $1M. Large homes are being built on these lots and I’ve heard many people say that the town just isn’t affordable any longer.

This week’s feature is the second great house I’ve seen in the past few weeks that would make a great home for someone looking in the $1M range. I’ve seen homes like this one get torn down for a new custom build. When I speak with my colleagues, one thing is very clear, this has been a very busy summer.

Many of my buyers are bidding well over list price for homes and still losing out. Inspections and appraisals are being waived and I’m seeing record prices for homes. Tysons Corner has become known for its luxurious housing.

McLean & Great Falls are well known for their sprawling mansions, Vienna has transformed with large new homes replacing the small homes that many government workers once called home, and Falls Church City has a charm that buyers are willing to pay for.

This column even features the luxury homes that we see as we drive to work each day or check out online when they come on market. The homes we aren’t seeing as often are the great homes that are priced under $1M. These homes are becoming a rarity in our market and bidding wars are the norm when a home goes on market. This past weekend’s heat wave brought out a lot of real estate seekers.

Who wants to be outside when you can be looking at air-conditioned homes? This past week in the Tysons area, 150 homes went under contract. For a hot July week when most people are at the beach, that’s pretty busy.

This week’s featured home is in the Langley Oaks neighborhood of McLean. We often speak of McLean and how prestigious a city it is. It’s also a very convenient city. McLean is located just minutes from both Washington D.C. and Tysons Corner. It’s truly the bridge between the government and policy side of the D.C. metro area and the corporate side.

We’re in the dog days of summer and the real estate market is busier than ever.

I’m currently experiencing the busiest July of my career and I’ve spoken with multiple agents who are facing similar schedules. Inventory is still low and buyers are out trying to find a home before the school year begins.

Summer is officially here and the real estate market is slowing to allow everyone to enjoy beach vacations and a little down time. This means one thing to a realtor, the serious people who want to move before the school year begins are pricing homes well and buyers who want to be settled in before the first day of school are serious. I always remind clients that August is often my busiest month of the year with buyers avoiding the chaos of the Spring market and sellers who want to get everything done when the kids are out of school.

Everyone seems to be talking about the report that Joe Biden and his wife Jill rented a luxury home in McLean for $20,000 a month.

So, what about McLean makes a $20,000 a month rental even possible? We can start with the big names who live there. The home Biden is renting is owned by the Chairman and CEO of Capitol Investment Corp. IV, Mark Ein. Mark Ein also owns the Washington Kastles and is a well-known entrepreneur in the D.C. area.

Lockheed Martin’s CEO, Marillyn Hewson, purchased a home in McLean last year. McLean is home to the rich and powerful including CEOs, NFL players, politicians and even family dynasties. It’s no surprise that the city just minutes from D.C., Arlington and Tyson’s Corner can command a $20,000 a month rental.

It’s also home to some of the region’s most expensive homes. Stately mansions with every luxury you could wish for line the McLean landscape. These luxuries include wine cellars, tennis courts, pools, personal gyms, full spas, elevators and even separate guest homes.

This week’s feature home is located on one of the most prestigious streets in McLean. 1181 Ballantrae features a Versailles styled pool and plaza, a gym, sauna, wine cellar and a beautiful bar.

Last week I was lucky enough to receive an invite to JP Morgan Chase’s Newseum event with HGTV’s Property Brothers.

It was a fun evening, especially since finding fixer upper homes for clients is truly my favorite part of the job. It’s amazing to see the transformation of a home when you put your personal touches on it. I have helped clients pop the top of a home, do a gut remodel and even build brand new.

Remodeling a home or popping the top is a great way to get the home of your dreams without the big price tag. I work with a few amazing builders and designers in this area and you do get instant equity when you do the build/pop top/remodel yourself.

I have a neighbor finishing a home build now for a fraction of what the new builds are selling for in my neighborhood. It takes time and patience but what a great way to get your luxury home for less.

Friday is the first official day of summer and the weather definitely decided to make an entrance this week.

This weather puts me in the mood for a glass of rosé so when I saw this estate featuring a 5,000-bottle wine cellar, I took note. To be honest, I don’t think I’ve ever kept 5 bottles of wine in my house before they were opened and enjoyed but I like to think if I owned this wine cellar, I would become a collector rather than an imbiber.

Great Falls homes seem to have a flair for the extravagant. The balcony on this home does not disappoint. If you want to feel like you are nowhere near Washington, D.C. when you go home, Great Falls is the place to be. The view at this home can’t be beat.

As we head into Father’s Day weekend, consider buying dad something other than a tie.
