It’s the beginning of June and we are lucky enough to have April weather.

I know I’ll be enjoying the cool runs this week and will be taking the dogs for more walks than usual. If you see a lady with 3 feisty Pomeranians on the W&OD Trail this week, be sure to say hi!

Of course, nice weather also means a great opportunity to get out and see some great homes. This week, there is a great new construction home in the Town of Vienna now priced under $1.4M! The pools are officially open and most people are more concerned with planning new traffic routes to the beach than buying real estate.

If you are considering buying a home in 2019, that makes this a great time to find a great home at a great price. I say it often but it’s worth saying, buying a home in summer or winter does get great results even if it doesn’t produce the most inventory. Since smart real estate tips are worth saying multiple times, I brought back a great house this week.

Craftsman style homes are still popular and farmhouse style homes are all the rage right now. The center hall colonial is still a great home despite its waning popularity though. It’s also a great opportunity to find a good deal. New homes in the Town of Vienna are selling for as much as over $3M.

The chances of even finding a sizable detached home in Vienna for less than $1.5M are getting smaller and smaller as more builders bring us the new, shiny homes with all the latest home trends. What if you want to live in Vienna and don’t have that budget? Don’t discount these colonials! The colonial style home is a staple in the D.C. metro area. It’s also a deal right now.

Today there are two colonials featured in Luxury for Less in Vienna. This one is priced below tax assessed value and has a new HVAC and a fully finished basement. Maybe it’s time to fall back in love with a colonial style home.

Spring market is officially winding down as we head into the Memorial Day weekend.

The real estate market will slow down as the school year ends, the kids go to camp, and families pack their cars for the long drive to the Outer Banks. This means it’s a great time to be a buyer. 83 properties have been reduced in price this week in McLean, Vienna, Falls Church and Great Falls.

If you plan to stay in the D.C. metro area for Memorial Day weekend and need a summer move, this is a good time to get out and see some homes.

This week’s featured home is a stunner in McLean. The home features a wine room & bar, a home gym and views for days. If you love to hike the Great Falls Park trails, this home is situated on just over 2 acres adjacent to Great Falls Park. The kitchen has a very modern feel and the living areas truly feel like home.

My favorite feature is the his and hers closets and bathrooms in the master. I’ve been seeing this trend more often in the past few years and am becoming convinced that his and her bathrooms are an important component to a harmonious marriage. I’m sure the $3M+ budget doesn’t hurt.

Sometimes it only takes a brief moment to be completely transported to a beautiful memory.

The moment I saw Innsbruck, my mind immediately went to my days in the Army. There is nothing that makes up for your duty station in Ft. Bragg like being sent to Europe. MWR (Morale, Welfare and Recreation for my non-military readers) really knows how to put on a great ski weekend in Innsbruck.

The best part of being stationed in Europe? The ease of travel. I loved the wineries of Italy, the Christmas markets in Germany and the charm of the English cottages in the countryside.

This week’s feature has me in full nostalgia. 576 Innsbruck Avenue, Great Falls reminded me of my ski weekends in address then brought me back to England with its enchanting Cotswold Stone Manor style. Situated on 5 acres, you can be transported anywhere you want.

The lush garden is delightful and tranquil, perfect for a relaxing day to contemplate what brought you to the D.C. area instead of the actual English countryside. The décor of Innsbruck is impeccable but seriously, who cares.

Different experiences can put you in a certain mood.

Last Friday I was fortunate enough to tour the Sotheby’s Auction House in New York City. If you have never been to the auction house, it’s worth the trip. You are surrounded by the best and the experience is unparalleled. Much of the art we saw on Friday has been in private collections up to this point so the only opportunity to see the art prior to this auction has been in a picture.

On view last week were a number of Picasso paintings likely to sell for as much as $30 million, a bottle of whiskey expected to sell for up to $100,000 and a Monet painting that elicited audible gasps from my group that will likely sell for $75 million. All that beauty and the price tags associated with it put me in a mood for opulence.

This week’s feature is a magnificent home renovated by BOWA. The home has now been reduced in price by nearly $500,000 since it came on market. Check out the separate carriage house, yet another stunning yard and pool (this column officially has a trend), and the best gym in town. When you live in a home this lavish, you shouldn’t have to work out with strangers.

If you’ve been waiting to buy because the market is just too hot, now is a good time to put your toes in the water.

The market has softened just a bit and inventory has increased. This week saw 241 new homes come on the market in the Tysons area (McLean, Vienna, Falls Church, Great Falls). Inventory in Fairfax County is up almost 50% from this time last year. It’s still a seller’s market but it’s a bit friendlier to buyers going into May than it was going into April.

I’m often asked about new builds in the Town of Vienna. Vienna is a great place to live. It’s walkable to many shops and restaurants and features family activities throughout the year. The new build homes are becoming quite expensive though.

Depending on where you live (Vienna is divided into quadrants), a new home can cost $1.5M to nearly $3M. Homes that are just a bit older sell for considerably less. Craftsman and Farmhouse style homes are very popular but Colonials are still a staple for the D.C. metro area.

If you want to live in Vienna and live in a home with considerable size, consider a home just a few years older. This colonial is in the Town of Vienna and features nearly 6,000 sq. ft. on 3 levels:

Spring break is over and everyone is getting back to the grind and our annual countdown to summer.

This also inevitably brings the hustle and bustle of the spring market back to the real estate world as everyone tries to get their housing affairs settled before trips to the Outer Banks and Ocean City commence. Since this area is pretty much a ghost town for spring break, there are many great homes that had price improvements last week.

The most drastic price improvement I saw last week was on this extravagant home in the Peacock Station neighborhood in McLean. 952 Towlston Road has seen a $1 million price drop from its original list price. This impressive estate features over 13,000 finished square feet, a separate caterer’s kitchen, both a dry & steam sauna, cinema and game rooms, and a large bar fit for a great party.

If over the top luxury is what you are looking for, this home is for you. If you decide to buy 952 Towlston, please don’t forget to invite your favorite realtor over for a spa day and drinks. I like cabernet.

The bad news this week is the mortgage rates bumped up a bit for the second week in a row.

The good news is that the luxury market has softened a bit and there are a lot of great properties at great prices. There are still plenty of new builds in the Tysons area and people are willing to pay a premium for brand new and customization.

Larger homes as young as just a few years are sitting as result. These homes have the same great location and large size, they just don’t have the latest and trendiest finishes.

If you preferred the darker kitchen cabinets to today’s all white or grey, it’s great news. If you like the newer finishes but don’t have the big budget, buying a 7 years young home gives you the opportunity to live in the neighborhood you want and you can always update later. Don’t forget, those white or grey cabinets are going to look very dated in another 10 years too.

This home was built in 2012 and is situated in a neighborhood that sees new build homes sell for over $2 million. It’s close to Tysons Corner, walking distance to Westwood Country Club and just 1 block from the W&OD Trail.

There are quite a few homes with price improvement to choose this week!

Mortgage applications have been setting records this year and with low inventory, it’s still a seller’s market. Even in a seller’s market, there is room for a deal. Unique homes and homes that have been overpriced can still sit on the market and we have quite a few this week that moved to a more attractive price point.

There are fewer and fewer reduced properties each week.

Homes are selling with multiple offers and many homes are selling for significantly more than list price. If you have been considering selling your home, now is a great time. This is an especially good time to sell your home if you are worried about your home’s location or any less than desirable features.

In certain neighborhoods, even the house that faces the highway is getting a full price offer. The bottom line is, if you’re on the fence about selling, get off that fence!

Great Falls has the abundance of reduced properties this week. This is a great community that is often overlooked for McLean or Vienna. You can find large lots in Great Falls and you truly feel like you’ve escaped the madness of D.C. or Tysons Corner.

Don’t count Great Falls out of your home search. You may find that you love the relaxing feel and beauty of this bedroom community. My favorite listing in Great Falls this week is this gorgeous home with a view:
