The lowdown on the buildings going up in Tysons

(Updated at 3:45 p.m. on 5/19/2021) Even in the midst of a global pandemic, Tysons continues to grow. While there are many new buildings being built, Tysons Reporter reached out to developers on some of the bigger projects for updates on their construction timelines.

Monarch

A 1o1-unit luxury condominium high-rise, The Monarch is part of the 19-acre Arbor Row mixed-use development near Tysons Galleria. Construction stalled last year after developer Renaissance Centro parted ways with its construction contractor.

While there is no official timeline for completion, a spokesperson for the project told Tysons Reporter that a new contractor has been selected and should be announced soon. Once the contractor is announced and construction begins, the owners recently told frustrated residents that construction should be complete in 21 to 24 months.

“It is moving forward and we are still selling the condominiums,” Kami Kraft, vice president of the marketing firm The Mayhood Company, said.

The Mather

Also part of the Arbor Row development, The Mather is a Life Plan Community that will open in two phases, with the first coming in 2023. It will have apartments with access to assisted living, memory care suites, and medical services for residents 62 and older. Phase 1 is already 80% pre-sold, and phase 2 pre-construction sales will begin soon.

The existing structure on the site was demolished in May 2020, and work on various public improvements, including a relocation of site fences, temporary reconfiguration of traffic lanes, and sewer system upgrades, began the week of March 8.

In response to the COVID-19 pandemic, The Mather’s parent company Mather created an “interdisciplinary” team to support staff and residents across its facilities and develop infection control protocols.

“These conversations have led to enhancements that will be seen in the design and operations at The Mather in Tysons, such as HVAC systems which will include UV light purification and 100% of air exhausted to the exterior,” Mather Senior Vice President of Sales Gale Morgan said.

Capital One Center

The second phase of construction is currently underway at Capital One Center, a 24.25-acre complex with dining, shopping, outdoor activities, a movie theater, and more attractions coming.

While slightly inconvenienced by the COVID-19 pandemic, disrupting shipments of materials and equipment, the lack of traffic helped construction pick up the pace, according to Capital One Center Managing Director Jonathan Griffith.

The next big opening will be The Perch, an outdoor space atop Capital One Hall with food trucks, a Biergarten, live music, and more. The skypark is set to open this July, while Capital One Hall — a performance venue with a 1,600-seat theater, a 250-seat black box theater, and other event spaces — is scheduled to open in October.

The 300-room Watermark Hotel is slated to open in late 2021 as an “all-suite lodging facility” set to host “associates of Capital One as well as corporate and leisure guests visiting the region,” according to a job posting made by B.F. Saul Hospitality, which will be managing the property.

Scotts Run

A 40-acre mixed-use development near the McLean Metro station, Scotts Run is split between Scotts Run North and Scotts Run South. The development includes the completed The Haden apartment building and Mitre 4 office building, along with The Heming, the Archer Hotel, and One Scotts Run office building, which are still in the works.

There are multiple developers working on these properties: Cityline Partners, Lodgeworks, Skanska, Lennar, and JLB Partners. SmithGroup is the master plan architect. The most recent set of plans was approved by the Fairfax County Board of Supervisors last summer.

The Archer Hotel

The Archer Hotel broke ground in October 2019 as the next building in the Scotts Run development. The new “urban-chic boutique hotel” will have 178 rooms across seven stories and is located adjacent to the McLean Metro Station.

The project is still on track for its predicted opening in late summer 2021 according to Cheryl Gilliam, senior vice president of brands and marketing at Lodgeworks, the company that manages the Archer Hotels.

The Heming

Construction began on The Heming, a 410-unit luxury apartment building in the Scotts Run development, in January 2020. After some delays due to the COVID-19 pandemic, the date of completion has been pushed back a little from 2022 to 2023.

“Heming is currently under construction and we expect to deliver the apartment and retail space by [the second quarter of] 2023,” a Skanska spokesperson told Tysons Reporter.

Scotts Run Fire Station 44

After an initial groundbreaking in September 2019, the construction of the Scotts Run Fire Station 44 experienced some delays due to the need for additional design and permitting coordination. Initially planned to be completed by the end of 2020, the station is now slated to open this summer.

Brentford at The Mile

Approved in July 2019, The Mile is a mixed-use development that will transform a 45-acre area of underutilized space northwest of Tysons Galleria.

Part of The Mile’s second phase, Brentford is a 411-unit, mid-rise apartment community. KETTLER broke ground on the building in October 2020, and construction is expected to be finished by the summer of 2022.

Hanover Tysons

Hanover Tysons is an apartment building with 420 units and space for retail. The building has 69 units reserved as workforce dwelling units under Fairfax County’s program to provide affordable housing to low-income residents. Construction is expected to be finished at the end of 2021.

Highland

Along with Scotts Run, the Highland development is one of the larger projects in the Tysons area right now. CityLine, the developer, will replace the existing 1970s-eras office buildings with residential-retail combo high-rises. There is also a plan to create several parks including athletic fields and dog parks for citizens to enjoy.

The Rylan

The first building in the Highland District, The Rylan is a 390-unit, five-story, luxury class-A multifamily development. The project broke ground in May 2020 and is expected to be done by 2022.

The building will have a game room, an infinity-edge pool, a grilling area, a fitness center, and other amenities. The Point One Holdings website boasts that the property will be within walking distance to more than 20,000 jobs and provide easy access to the Metro.

Correction: This article has been updated to more accurately identify the developers on the Scotts Run project and to reflect that, according to Cityline Partners, the One Scotts Run building will have offices, not residential units as previously stated. The developer also says the Scotts Run Fire Station was not delayed by COVID and is on schedule to be transferred the County soon and open this summer.
